New guidance published: Using performance specifications for offsite construction projects

BUILDOFFSITE and CIRIA are pleased to announce the release of Using performance specifications for offsite construction projects – guidance, a new guide designed to help reduce barriers to adopting modern methods of construction (MMC).

Launched earlier this week at Transport for London, the guide addresses a key challenge facing the construction industry: overly detailed specifications that can unintentionally lock projects into traditional delivery methods. Instead, it promotes a performance-based approach—focusing on defining outcomes, rather than prescribing solutions.

The guidance includes:

  • Practical advice for clients, designers and suppliers on drafting functional specifications
  • A systems-based framework that supports offsite and MMC delivery
  • Nine case studies showcasing real-world applications across sectors
  • Organisational building blocks for enabling more productive and sustainable practices

This publication is essential reading for anyone looking to support innovation, increase productivity, and unlock the full potential of offsite construction.
