Buildoffsite Review 2012

The Buildoffsite Review for 2012, provides an overview of th Buildoffsite work programme and also important information on our Members.

It also includes, for the first time, a substantial illustrated guide to the range of project and business reasons behind the decisions of clients, designers and constructors to increasingly turn to offsite solutions to deliver construction
projects that offer significant benefits in terms of quality, value for money, sustainability and other considerations. We think that in making the case for the increased use of offsite solutions it is really important that clients and their
suppliers should have access to hard evidence of the tangible achievements that others have already realised and are therefore better informed in order to benchmark their current practice and performance accordingly.

Pipe Modules for a Commercial Office Building
The building is a five-storey office development, built around two courtyards on a tight site defined by a busy road and a railway. The front of the building already existed and was dramatically refurbished, while the back is a new build project. Click here for full case study

Pipe Modules for a Commercial Office Building
The building is a 12 storey, 60,000m 2 regional office for the Royal Bank of Scotland in Manchester city centre, including a basement and roof top plantroom. Click here for full case study

Pipe Modules for a Hospital Extention
The Maternity and Paediatrics facility at Ormskirk District General Hospital is a ProCure21 initiative for Southport and Ormskirk NHS Trust, totalling £11 million, with the M&E portion at £5 million. Click here for full case study

A guide to specifying system build car parks - Why make a project out of a product?

Often car parks are required on high value sites close to a primary business activity such as a retail outlet, an air terminal, railway station or a commercial centre. In situations such as these car parking (quality, well designed, well lit and “safe”) can become a major source of revenue. The attributes of offsite manufacture and supply can become extremely attractive. These attributes include speed of construction on site with minimum disruption, predictable performance and cost, and the opportunity to design for reuse on other sites, which gives residual value to the structure and maintains flexibility for later site development - a highly sustainable approach.

Offsite Production in the UK – prepared by HSE

A Brief Overview

Report Prepared by Stephen Taylor: Construction Engineering Specialist Team: HSE

This paper discusses the historical and current application of modern methods of construction using off-site production techniques. The paper gives an overview of the various types of off-site construction; specific case studies illustrating current practice; and, the primary benefits to health and safety on construction sites through its implementation.

Your guide to specifying Modular Buildings: maximising value and minimising risk

Revision 2, 17 August 2009

Buildoffsite and BAA recognised a need for guidance to help client and specifier organisations to get best value from modular building suppliers. Generally, it has been observed that tender packages are sent out with too restrictive design information and too late in the design process. This inhibits the modular suppliers from fully exploiting their skills and expertise to deliver efficient economic solutions to meet clients and specifiers needs.

These guidelines aim to address this problem by advising when in the design process to involve modular manufacturers and to what level of design projects should be taken before tenders or requests for information are issued.

The guidelines are the result of two workshops and a series of follow up meetings which have been held at CIRIA using the Buildoffsite membership. This has provided knowledge and expertise to advise on the level of information that is required and when involvement can most effectively be used in the project process.

A guide to modern methods of construction

This guide is a concise reference tool that combines the experiences of architects, main contractors, engineers, warranty providers, manufacturers, and BRE who have applied modern
methods of construction (MMC) successfully throughout the construction process.

It provides guidance throughout all stages of a project from the development of the outline brief through to delivery on-site.

Although the advice in this guide is not the only way to achieve a successful project,
you will find valuable guidance here on most situations and commonly encountered problems.

Offsite Construction Industry Survey 2006

This report has been prepared showing, possibly for the first time, the size and diversity of the offsite sector. The report categorises the offsite sector into different technology and system typologies, and identifies the estimated UK turnover for each of these categories and estimates for growth.

The report also seeks to provide a better understanding of the shape and complexity of this ‘new’ industry, with a detailed directory of all of the known offsite manufacturers and importers into the UK.

Buildoffsite Cameo Case Studies

This is a library of good examples of offsite construction across a range of market sectors. The first text page tells you how to navigate through the document. It is very easy to use as you can search by any word or phrase; simply scroll down; or use the two bookmarks which collect the cameos together under the headings Market Sector and Application.

If you want to create your own Cameo Case Study to be considered for the cameo library then click here to download the buildoffsite cameo template and email the completed form to anna.whiting@buildoffsite.com and it will be considered for the cameo library.

Offsite Modern Methods of Construction in Housebuilding

The increasing demand for housing, coupled with wide concerns over the need to improve performance, has created a powerful case for use of offsite technologies. However, to date, the industry has been slow to innovate and adopt offsite technologies, which has inhibited achieving a step improvement in productivity and quality of housing supply.

This study forms part of a three-year research project on the applications of innovative building technologies in housing construction. It reports the findings of a survey of the top 100 housebuilding firms regarding the use of Offsite Modern Methods of Construction
(Offsite-MMC).

The respondent firms together contribute more than 30% to the total housing unit completions in the industry. This brief summary report outlines the key findings and recommendations of the research to date.

Offsite toolkit

This Toolkit provides guidance on the concept and how to realise the benefits of off-site production through appropriate application. It helps project teams understand the need for early involvement of all members of the project team and early design decisions, and develop a strategy to optimise and measure the benefits in relation to key project drivers and constraints. This new version of the Project Toolkit has been revised to provide improved functionality. It also includes 150 examples to provide a starting point for those new to off-site production for construction.

This is availabe to purchase from the CIRIA website.

Buildoffsite Glossary of Terms

The buildoffsite Glossary has been produced as an early output to help promote better understanding of the techniques and terminology used in the offsite construction industry.

It describes commonly used terms for various offsite operations to aid understanding of those who wish to use offsite applications. These have been listed in alphabetical order along with a brief description. Where a number of terms relate to a generic item they have been grouped together (eg pods). Some terms relate to offsite as a whole and some to particular applications with different materials, technologies or market sectors.

Build Lean. Transforming construction using Lean Thinking

We meet Steve, a senior leader in a construction business as he receives news of yet another failed tender bid. Licking his wounds, and pondering what he can do differently next time, he comes across a comparative review of two projects recently completed by his company. The two schemes were similar. However the second project, significantly outperformed the first. The review reported that the team had achieved this performance through adopting what they described as a Lean Thinking approach. It was worth a look.

Biodiversity for Low and Zero Carbon Buildings: A Technical Guide for New Build

The built environment has the potential to have a major impact on biodiversity, not least with the increasingly demanding requirements to design more energy efficient and airtight buildings, leaving less space for species to inhabit. Up until the publication of this book, there was no one place where architects, developers, consultant ecologists, and all those involved in low and zero carbon buildings could find out about how to incorporate provision for biodiversity within their developments.

In this groundbreaking book, author Dr Carol Williams has specially commissioned architects to produce some much needed model designs and practical guidance for the industry. The book also provides a useful summary of all the legislation and regulations relating to biodiversity and sustainable construction in the UK.

Bat roost mitigation website

Roost is a resource developed by the Bat Conservation Trust (BCT) to aid in the gathering of information on bat roost mitigation, compensation and enhancement techniques. The aim is for this site to provide accessible information to support everyone involved in bat conservation and development. The site is particularly useful for those involved in projects which require mitigation for loss of bat roosts, and for those who wish to provide additional resources for bats in buildings.
